How the Estero Accredited Business Directory Works
Every business in the Estero accredited business directory has applied to esteroswfl.com and gone through a review before being listed. The goal is a shorter starting list for residents, new homeowners and relocators than a general web search. A listing is a starting point, not a guarantee, so this section also shows you how to check any business yourself in a few minutes.
The directory is run by The DiBe Group, brokered by eXp Realty, the team behind esteroswfl.com. Buyers and sellers often ask us who to call for inspections, repairs, cleaning, pools and storm prep.
The Three-Step Accreditation Process
Accreditation follows three steps: an application, a review and evaluation, and then official accreditation once the business is approved. The full program overview is on our accredited businesses page; here is what each step means for a business owner.
- Apply. The business submits an application through our contact page with its legal name, services, service area and contact details.
- Review and evaluation. We run compliance checks and, where something is missing, share guidance on what to fix before the listing goes live.
- Accreditation. Approved businesses are added to the directory with the badges they qualify for.
Businesses already listed in our general Estero local business directory can apply for accreditation the same way.
Public Records That Back Up a Listing
A compliance check is only as useful as the public records behind it. These are the records any resident can look up, and the ones a business should have in order before it applies.
- State license, when the trade requires one. Contractors, electricians, plumbers, roofers, pool contractors, HVAC contractors, real estate professionals and many other trades are licensed by the Florida Department of Business and Professional Regulation (DBPR).
- Active business registration. The company name should match an active record with the Florida Division of Corporations (Sunbiz).
- Local business tax. Businesses located in Estero need Village of Estero zoning approval before Lee County issues the local business tax receipt.
- Insurance. A current certificate of insurance for general liability and, where required, workers’ compensation or an exemption.
- Reputation. Public reviews and complaint history, read for patterns rather than single comments.
Reading a Listing Before You Call
Before you call a business from the directory, spend one minute checking that the listing fits your job. Three quick checks rule out most mismatches.
- Does the category match the work? A roof leak needs a roofing or general contractor, and a new circuit needs an electrical contractor. A “home improvement” company may not hold the license your job requires.
- Does the business serve your area? Many vendors cover all of Lee County, while others stay close to Estero, Bonita Springs or Fort Myers. Ask before you book an estimate.
- Does the name match public records? The name on the listing, the estimate and the license lookup should line up. If they differ, ask why before you sign anything.
Write down the license number and business name from your first call. You will use both in the checks below.
How to Verify a Contractor or Business in Estero Yourself
You can verify most Florida businesses in about ten minutes using free state and county tools. Run these checks even for accredited listings, because licenses and insurance can lapse after a listing is approved.
1. Check the State License on MyFloridaLicense.com
DBPR’s free “Verify a License” search on MyFloridaLicense.com lets you search by name or license number. Confirm the license is current and active, and that the license type matches the job, for example a roofing license for a roof replacement.
This matters because contracting without a required license is a first-degree misdemeanor in Florida, and it becomes a third-degree felony during a state of emergency declared by the Governor, under section 489.127 of the Florida Statutes. DBPR’s Customer Contact Center is (850) 487-1395.
2. Confirm the Company on Sunbiz
Search the company on Sunbiz, the Florida Division of Corporations website. Check that the entity is active, that the name on your estimate matches the registered name, and who the listed officers or managers are.
3. Ask for a Certificate of Insurance
Ask for a certificate of insurance for general liability and workers’ compensation, or a workers’ compensation exemption. Lee County requires these same documents from state-licensed contractors who register to pull permits in unincorporated Lee County, according to Lee County Contractor Licensing.
4. Confirm the Permit
Many repairs need a permit under the Florida Building Code, and the Lee County Sheriff’s Office advises homeowners to confirm a permit was actually applied for. Inside village limits, the Village of Estero Building and Permitting Services office is at 9401 Corkscrew Palms Circle and can be reached at (239) 221-5036.
5. Read Reviews and Complaint History for Patterns
Read Google reviews, Better Business Bureau profiles and neighborhood groups, and look for repeated themes such as missed start dates or unreturned deposits. One bad review is noise; five with the same story is a pattern.
Deposits and Contracts: The Florida Rules Worth Knowing
Florida law sets deadlines when a contractor takes a large deposit on residential work. Under section 489.126, a contractor who receives more than 10 percent of the contract price as an initial payment must apply for any required permits within 30 days and start work within 90 days after permits are issued, unless there is just cause or you agreed in writing to a longer period.
Residential construction contracts over $2,500 must include a notice about the Florida Homeowners’ Construction Recovery Fund, under section 489.1425. The fund may pay homeowners, up to a limit, when they lose money because a licensed contractor violated certain laws. It does not cover unlicensed contractors, which is one more reason to verify first.
The Lee County Sheriff’s Office lists upfront payments over 20 percent and requests for cash as red flags. For anything beyond general information, talk to a licensed Florida attorney.
Using the Directory During a Home Purchase or Move
The directory is most useful in three moments: during the inspection period, right after closing, and before hurricane season. Each one has a short window, so it helps to have vetted names ready.
- During the inspection period. Repair estimates for items found by the home inspector, such as roof, plumbing or HVAC issues, can shape your negotiation. Ask for written, itemized estimates.
- Right after closing. New owners often need lock changes, cleaning, pool service and landscaping in the same week.
- Before June. Atlantic hurricane season starts June 1, and shutters, roof repairs and generator work book up as the season approaches.
New to the area? Our Estero newcomer hub covers utilities, schools and the other first steps after a move.
Getting Your Business Listed
To be considered, a business should serve Estero or nearby Lee, Collier or Charlotte County neighborhoods and be ready to share its licensing, registration and insurance documents. Gather these before you apply:
- Your DBPR license type and status, if your trade is licensed
- Your Sunbiz entity name and status
- Your Lee County local business tax receipt, with Village of Estero zoning approval if you are located in the village
- A current certificate of insurance
- Two or three recent customer references
Start the application on our contact page. Home-service businesses may also fit our trade guides, such as licensed roofing contractors and licensed plumbing contractors in Estero.
Frequently Asked Questions
Does accreditation mean a business is licensed?
Not by itself. Accreditation means the business completed our application and review. Licenses are issued by the state and can lapse, so verify the license on MyFloridaLicense.com before you sign.
How long does the review take?
It depends on how quickly a business sends its documents. Complete applications with license, Sunbiz, tax receipt and insurance details move fastest.
What if a listing’s details look out of date?
Let us know through our contact page so we can take a look. In the meantime, check the license on MyFloridaLicense.com and ask the business for a current certificate of insurance before you hire.
Where do I report an unlicensed contractor?
You can file a complaint with DBPR through MyFloridaLicense.com. The Lee County Sheriff’s Office takes contractor fraud reports at 239-477-1000.
Does the directory cover areas outside Estero?
Yes. Our accreditation program covers Lee, Collier and Charlotte counties, so you may see vendors based in Fort Myers, Bonita Springs, Naples or Cape Coral who also serve Estero.
