Real Estate Services in Southwest Florida: Buying, Selling, Rentals and Property Management
One local team for every stage of owning property in Estero, Fort Myers, Cape Coral, Bonita Springs, Naples and beyond, from your first showing to your hundredth rent check.
Real estate in Southwest Florida is different from almost anywhere else. Buyers have to understand flood zones, wind mitigation, HOA and CDD fees, seasonal markets and new construction contracts. Sellers compete with builders, seasonal inventory and buyers who are often shopping from a thousand miles away. Landlords deal with seasonal tenants, hurricane preparation and strict HOA rental rules. And many owners live up north for half the year and need someone they trust to look after their property.
The DiBe Group, brokered by eXp Realty, offers a full range of real estate services across Southwest Florida: helping buyers find and purchase the right home, helping sellers market and sell for the best possible result, helping tenants and landlords with annual and seasonal rentals, and managing properties for owners who want a hands-off investment. This page explains each service in detail, how it works, what it costs to work with us and how to get started.

Buying a Home in Southwest Florida
Buying a home here involves more than finding a house you like. The right home has to fit your budget, your lifestyle, your insurance situation and the rules of the community it sits in. Our job is to make sure you understand all of it before you commit.
How We Help Buyers
- Strategy first: We start by understanding how you want to live: beach or golf, new or established, full-time or seasonal, and what monthly cost you are comfortable with, including HOA dues, insurance and taxes.
- Community research: Southwest Florida has hundreds of gated and planned communities. We help you compare amenities, fees, rental rules, membership requirements and resale trends. Our Estero gated community guides are a good place to start.
- Live MLS search: Search every listing in real time on our Estero homes for sale pages, with saved searches and instant alerts.
- Showings your way: Tour in person, or by live video if you are relocating from out of state.
- Construction insight: Sal also holds a Florida general contractor license, so we look closely at roofs, windows, permits, past water intrusion and the construction details that affect insurance and long-term maintenance.
- Insurance and flood guidance: We help you get homeowners and flood quotes early, understand wind mitigation and four-point inspections, and check elevation and flood zones.
- Negotiation: We use current market data, days on market and inspection findings to negotiate price, credits and repairs.
- Closing coordination: We work with your lender, title company, inspectors and HOA so closing day goes smoothly, including remote closings.
Buyers We Commonly Help
- Relocating buyers from New York, New Jersey, the Midwest, the Mid-Atlantic, California and elsewhere in Florida. See our Florida relocation guide.
- Seasonal and second-home buyers looking for lock-and-leave villas, condos and single-family homes.
- First-time buyers who need guidance on financing, inspections and the full cost of ownership.
- Investors buying rentals, vacation homes or small multifamily properties.
- New construction buyers who want representation with a builder. Browse our new construction listings.
What It Costs to Work With Us as a Buyer
Under current rules, buyers and their agent sign a written agreement before touring homes that spells out the services and how the buyer’s agent will be paid. In many transactions, the seller or builder offers compensation that covers some or all of the buyer agent’s fee, but that is negotiable and not guaranteed. We explain everything up front so there are no surprises. Learn more in our guide to who pays the buyer’s agent in Florida.
Selling Your Home
Selling in Southwest Florida means competing with new construction, seasonal inventory swings and buyers who expect detailed information about insurance, flood zones and HOA rules before they even schedule a showing. A strong sale starts with the right price and great preparation.
How We Help Sellers
- Pricing analysis: We study recent sales, active competition, days on market and seasonal trends to recommend a price that attracts buyers and protects your equity. Start with our free home value estimate.
- Net proceeds estimate: See what you could walk away with using our seller net sheet, including commissions, title, taxes and payoff.
- Preparation: We recommend repairs and improvements that pay off, and the ones that do not. Sal’s construction background helps sellers prioritize roof, window and permit issues that buyers and insurers care about.
- Marketing: Professional photography, detailed listing descriptions, MLS exposure and syndication to major home search websites, plus targeted promotion to buyers in feeder markets.
- Disclosure guidance: Florida sellers must disclose known material defects, and recent laws added flood disclosure requirements. See our flood disclosure guide for sellers.
- Showings and feedback: We coordinate showings and share buyer feedback so you can adjust if needed.
- Negotiation: We help you evaluate offers on price, terms, financing strength, inspection requests and timing.
- Closing management: We stay on top of inspections, appraisals, HOA approvals and title so you reach the closing table on time.
Flat Fee Listing Option
Not every seller needs full service. Our flat fee listing option puts your home on the MLS, where it is syndicated to major home search websites, for a flat fee instead of a percentage of the sale price. It is a good fit for experienced sellers and for owners who want to handle showings themselves while still reaching every buyer’s agent in the area. Learn more on our flat fee listing in Southwest Florida page, or compare flat fee MLS vs. FSBO.
Need a Fast or As-Is Sale?
If your property has storm damage, needs major repairs, is vacant land or you simply need speed and certainty, a traditional listing may not be the best path. We can help you compare a listing with as-is and direct sale options. See our pages for hurricane-damaged homes and land sellers.
Rentals and Leasing
Southwest Florida’s rental market has two distinct sides: annual rentals for full-time residents and seasonal rentals for winter visitors and snowbirds. Each has its own rules, pricing and timing, and HOA restrictions often decide what is even possible in a given community.
For Tenants
- Annual rentals: We help you find homes, villas and condos that fit your budget, commute and lifestyle, and walk you through applications, HOA approvals and lease terms.
- Seasonal rentals: Planning to spend the winter here? We help you find furnished seasonal rentals and understand booking timelines, deposits and taxes on short-term stays.
- Renting before you buy: Many relocating buyers rent for a season to learn the area. We can help you rent now and buy when you are ready.
For Landlords
- Rental pricing: We analyze comparable rentals and seasonal demand to set a competitive rent.
- Marketing: Listing your rental on the MLS and rental websites with professional photos and a clear description.
- Tenant screening: Applications, credit, background, income and rental history checks, following fair housing laws.
- Lease preparation: Florida-compliant leases and HOA application coordination.
- Move-in documentation: Detailed condition reports and photos to protect your property and your deposit decisions.
Before buying a rental, check the HOA’s rental rules. Many Southwest Florida communities require minimum lease terms, limit the number of leases per year or require tenant approval. Read our guide to short-term rentals in Estero and try our Airbnb calculator and investment calculator.
Property Management
Owning a rental or second home in Southwest Florida is rewarding, but managing it from a distance can be a full-time job. Our property management service is designed for investors, seasonal owners and landlords who want their property cared for and their income protected without the day-to-day work. In Florida, managing rental property for others requires a real estate license, and our management services are provided through our brokerage.
What Our Property Management Includes
| Service | Details |
|---|---|
| Tenant placement | Marketing, showings, screening, lease signing and move-in |
| Rent collection | Online rent collection, late notices and enforcement of lease terms |
| Maintenance coordination | Licensed, insured vendors for repairs, with owner approval thresholds |
| Routine inspections | Periodic interior and exterior inspections with photos |
| HOA compliance | Coordination with associations on approvals, rules and notices |
| Hurricane preparation | Pre-storm checklists and post-storm property checks |
| Owner reporting | Monthly statements and year-end summaries for tax time |
| Move-out and turnover | Inspections, deposit accounting, cleaning and make-ready |
Seasonal Owners and Home Watch
Many Southwest Florida homes sit empty for months while their owners are up north. Humidity, leaks, pests and storms can cause major damage if no one is checking. For seasonal owners, we can coordinate regular home checks, help set up humidity control and leak detection, make sure shutters and outdoor furniture are handled before storms and arrange post-storm inspections. Many insurers also ask about occupancy and home watch arrangements for seasonal homes. Learn more on our property management services in Estero page.
Why Owners Choose Professional Management
- Protect your investment with consistent screening and inspections.
- Reduce vacancy with accurate pricing and strong marketing.
- Stay compliant with Florida landlord-tenant law, fair housing rules and HOA requirements.
- Get fast responses to maintenance issues, even when you are out of state.
- Receive clear financial reporting.
- Sleep better during hurricane season.
New Construction
Southwest Florida has one of the most active new construction markets in the country, especially along the Corkscrew Road corridor in Estero and in Fort Myers, Cape Coral and North Naples. Buying new can be a great choice, but builder contracts are written to protect the builder, and the sales staff in the model home represent the builder, not you. We help you compare builders and communities, understand what is included versus upgrades, review deposit and completion terms and schedule independent inspections at key stages. Sal’s general contractor background is especially valuable here. Browse Estero new construction and Fort Myers new construction.
Representation with a builder usually must be established on your first visit. Contact us before you walk into a model home.
Investment Real Estate
From long-term rentals to vacation homes and small multifamily properties, Southwest Florida offers many ways to invest. We help investors run realistic numbers, including insurance, HOA and CDD fees, property taxes for non-homestead property, vacancy, management and maintenance, and identify communities where rentals are allowed. If you are buying from out of state, we can manage the property after closing as well.
Special Situations We Handle
- Inherited and estate properties: We work with families, executors and attorneys to prepare, value and sell inherited homes, often for heirs who live out of state.
- Selling a tenant-occupied rental: We coordinate showings around existing leases and help investors decide whether to sell occupied or vacant.
- Downsizing: We help long-time owners time the sale of a larger home with the purchase of a villa or condo, and explain how homestead portability can carry tax savings to the new home.
- Storm-damaged homes: We help owners weigh repair, insurance and as-is sale options after a hurricane.
- Buying and selling at the same time: We coordinate both transactions so you are not stuck with two homes or none.
