Listings are provided by property owners and are reviewed before they appear, but EsteroSWFL.com does not verify every detail. Buyers should confirm information, ownership and condition independently. The DiBe Group is not the listing broker for these homes.

Is Selling By Owner Right for You?

FSBO tends to work best when you have time to respond to calls and schedule showings, your home is in good condition and priced realistically, and you’re comfortable negotiating and managing deadlines. It can be harder if you live out of state part of the year, your home needs repairs, you’re in a community with a complex HOA approval process, or you need to sell quickly.

Step 1: Price It Right

Pricing is the single most important decision in any sale. Overpriced homes sit, and in Estero’s gated communities buyers can easily compare your home with others for sale nearby. Look at recent sold prices, not just active listings, for homes in your community with similar size, age, lot (lake, preserve or golf views), pool and updates. Adjust for roof age, AC age, impact windows and any needed repairs, since buyers and their insurers look closely at these. For a data-driven starting point, request a free home value estimate or run your numbers through our seller net sheet.

Step 2: Prepare Your Home and Your Paperwork

Step 3: Photos and Marketing

Most buyers start online, so invest in professional photos, and consider drone and video for lake, golf or preserve views. Write a clear description that highlights the community, lot, updates and what’s included (for example, whether furniture, golf carts or appliances convey). Market your home with a yard sign, your free EsteroSWFL.com listing, online FSBO sites, social media and neighborhood groups. Keep in mind that most buyers work with agents who search the Multiple Listing Service (MLS). A flat fee MLS listing puts your home in front of every buyer’s agent while you stay in control.

Step 4: Showings and Safety

Step 5: Offers, Contracts and Escrow

Most Florida residential sales use standardized contract forms, often the Florida Realtors/Florida Bar contracts. Key terms include the price, the escrow deposit and who holds it, the financing contingency and timeline, the inspection period, the appraisal, the closing date, and what personal property is included. Buyers typically deposit earnest money with a title company or attorney, not with the seller. Because a contract is legally binding, many FSBO sellers hire a Florida real estate attorney or use a title company to prepare or review the contract and manage the escrow and closing.

Step 6: Florida Disclosures Sellers Must Know

Florida sellers have real disclosure obligations, even in an “as is” sale:

This is general information, not legal advice. Talk to a Florida real estate attorney about the disclosures and forms that apply to your sale.

Step 7: Inspections, Appraisal and Insurance

After a contract, expect the buyer’s home inspection plus wind mitigation and four-point inspections, which insurers use to price and approve policies. Be ready to negotiate repairs or credits. If the buyer is financing, the lender orders an appraisal; if it comes in low, you may need to renegotiate. Roof age and condition often drive insurance approval in Southwest Florida, so have roof information ready.

Step 8: HOA Approval, Title and Closing

Many Estero gated communities require the buyer to submit an application and be approved before closing, and the association issues an estoppel certificate showing dues owed. Order these early. The title company or attorney searches title, clears liens, prepares the settlement statement and closing documents, and records the deed. In Florida, the documentary stamp tax on the deed is $0.70 per $100 of the sale price, customarily paid by the seller. Other seller costs can include title insurance (who pays is negotiable and custom varies), HOA estoppel fees, prorated property taxes and any buyer’s agent compensation you agreed to.

Working With Buyer’s Agents

Even as a FSBO, many of your buyers will have an agent. Since August 2024, buyers sign written agreements with their agents that set the agent’s compensation, and sellers may choose to offer some or all of it, or offer a concession, to attract more buyers. Offering nothing can shrink your buyer pool, so decide your approach up front and put any agreement in writing.

Common FSBO Mistakes to Avoid

For Sale By Owner in Estero FAQ

Can I sell my house without a realtor in Florida?

Yes. Florida homeowners can sell their own homes. Many use a title company or real estate attorney to handle the contract, escrow and closing.

What disclosures does a Florida FSBO seller have to make?

Sellers must disclose known material defects that aren’t readily observable, provide the flood disclosure required since October 1, 2025, the radon disclosure, the federal lead-based paint disclosure for pre-1978 homes, and HOA or condo disclosures when applicable.

Who pays closing costs when selling by owner in Florida?

Costs are negotiable, but sellers customarily pay the deed documentary stamp tax of $0.70 per $100 of the sale price, plus any agreed buyer’s agent compensation, HOA estoppel fees and their share of prorated taxes.

Can a FSBO home be listed on the MLS?

Yes, through a flat fee MLS listing with a licensed broker, which gives your home the same visibility to buyer’s agents as a traditional listing.

Do I have to pay a buyer’s agent if I sell by owner?

No, it’s negotiable. Many sellers offer some compensation or a concession to attract agent-represented buyers, but it’s your decision and should be in writing.
