Coconut Point in Estero, FL: Stores, Restaurants, Movies and Visitor Guide
A local’s guide to Estero’s 1.2-million-square-foot open-air shopping center: what is there, where to eat, how to get there, what is new and where to live nearby.
Coconut Point is Estero’s largest shopping center and the closest thing the village has to a downtown. Developed, owned and managed by Simon Property Group, it opened on November 10, 2006, on US-41 (Tamiami Trail) at Coconut Road, and covers roughly 1.2 million square feet. Instead of an enclosed mall, Coconut Point is laid out as an open-air town center, with a Mediterranean-style main street, lakes and a boardwalk, a big-box power center and a cluster of restaurants around a 16-screen cinema.
Whether you are visiting for a day, deciding where to live in Estero, or just trying to figure out where everything is, this guide covers what is at Coconut Point today, where to eat, how to get there, the events worth knowing about, and what has changed recently. How Coconut Point Came to Be
Simon began pursuing approvals for a major shopping center in south Lee County in the late 1990s, well before Estero became a village. The project was designed as a mixed-use town center rather than a traditional enclosed mall, with a lifestyle district anchored by Dillard’s, a power center anchored by Target, and restaurants and shops around lakes. The design firm 5+design led the architecture, and early plans also included offices, residences and hotels on and around the property.
When Coconut Point opened in 2006 it instantly became the commercial heart of the fast-growing Estero area. Hotels followed, including the Hyatt Place Coconut Point, which opened in 2009 with 108 rooms on Via Villagio. Over the years the tenant mix has shifted with retail trends, but the center has continued to add stores and restaurants; in 2025 and 2026 alone it welcomed Nordstrom Rack and a wave of new fashion, beauty and dining tenants.
How Coconut Point Is Laid Out
Coconut Point is big enough that it helps to think of it in sections. Parking is spread throughout, so most visitors drive to the area closest to their first stop.
- The main street (lifestyle district): the Mediterranean-style core with Dillard’s, Apple, Sephora, fashion boutiques, jewelers and many sit-down restaurants. This is the most walkable part of the center and where you will find shaded sidewalks, fountains and outdoor seating.
- The power center: larger-format stores such as Super Target, Best Buy, Ross, T.J. Maxx, Michaels, PetSmart, Office Depot, Five Below, Total Wine and Nordstrom Rack, with parking right outside the door.
- Cinema Circle: the area around Regal Coconut Point 16, surrounded by restaurants that make an easy dinner-and-a-movie night.
- The lakes and boardwalk: several acres of lakes with a boardwalk that connects parts of the center, a pleasant walk on cool evenings.
- Center Stage: the outdoor event area used for concerts, holiday celebrations and community events.
Stores at Coconut Point
Coconut Point’s tenant list blends department stores, national brands, Florida-inspired fashion and practical everyday stores. Here is a category-by-category look at what you will find, based on the center’s current directory:

Directories change often, so check Simon’s online directory before you make a special trip for a specific store. One thing Coconut Point does not have is a traditional supermarket; for groceries, Super Target is on site and Publix and Sprouts are a few minutes away on US-41. See our shopping and dining guide for grocery options.
Restaurants at Coconut Point
Dining is one of Coconut Point’s biggest draws, and many residents go more often to eat than to shop. The mix runs from steakhouses and white-tablecloth Italian to quick bites and dessert:
| Type | Restaurants |
|---|---|
| Steak and special occasion | Ruth’s Chris Steak House, Ted’s Montana Grill, Rodizio Grill Brazilian steakhouse |
| Italian and pizza | Divieto Ristorante, Mamma Anna Trattoria, Olive Garden, Tony Sacco’s Coal Oven Pizza, California Pizza Kitchen |
| Seafood | Joe’s Fresh Catch, Mason’s Famous Lobster Rolls |
| American and family | The Cheesecake Factory (the first in Lee County) |
| Global | Casa Blu (Bolivian-Mediterranean), PJK Neighborhood Chinese |
| Breakfast and brunch | Alba Breakfast & Brunch |
| Fast casual | Panera Bread, Five Guys, Moe’s Southwest Grill |
| Coffee, tea and treats | Starbucks, Chatime, Fresh Monkee, Juice Society, Cold Stone Creamery, Auntie Anne’s, Sospiri gelato |
| Bars and lounges | SB Bar and the Tommy Bahama Marlin Bar |
Just off the property on Via Villagio Parkway, Piccolo Buco by Cooper’s Hawk opened in July 2026, and Shake Shack has announced plans to open at Coconut Point in 2027. In peak season, reservations are a good idea at the sit-down restaurants, especially on Friday and Saturday nights and before movies.
Movies, Entertainment and Family Fun
- Regal Coconut Point 16: the center’s 16-screen cinema at 8021 Cinema Way, surrounded by restaurants for an easy night out.
- Kids’ play area: a children’s play area plus family restrooms make Coconut Point manageable with little ones.
- Build-A-Bear Workshop and Toy World: two stores that make a shopping trip more fun for kids.
- Center Stage events: seasonal concerts and community events throughout the year.
- Fitness and wellness: boutique studios and services such as JETSET Pilates and Massage Envy.
For more family-friendly ideas, including Hertz Arena, Koreshan State Park and the Estero Recreation Center, see our Estero activities guide.
Annual Events and the Farmers Market
- Coconut Point Farmers Market: Thursdays from 9 a.m. to 1 p.m. across from Panera during season, which typically runs from early October through April. Admission is free.
- Tropical Holiday Celebration, Parade and Tree Lighting: an all-day December tradition with a holiday parade featuring dozens of acts and Santa, an arts and crafts show, a Rotary car and truck show, a kids’ zone and a tree lighting in the evening.
- New Year’s Art Festival: a free juried art festival with roughly 200 artists over the last weekend of December; the 15th annual festival was December 27 and 28, 2025.
- Seasonal sales and pop-ups: holiday shopping events, back-to-school promotions and tenant grand openings throughout the year.
Dates change from year to year, so check Simon’s Coconut Point events page before you go.
Hotels at and Near Coconut Point
Staying near Coconut Point puts visitors within walking distance of dinner and a short drive from the airport, the beaches and Hertz Arena. Hotels on or next to the property include the Hyatt Place Fort Myers at Coconut Point on Via Villagio, a 108-room hotel that opened in 2009, and TownePlace Suites by Marriott Fort Myers Estero, a Simon partner hotel. Both are popular with families visiting seasonal residents, so book early for January through April.
Getting to Coconut Point and Parking
- From I-75: take Exit 123 (Corkscrew Road) west, then turn left (south) on US-41. Coconut Point is on the left after about 1.6 miles.
- From Naples and Bonita Springs: head north on US-41; the center is on the right just past Coconut Road.
- From the airport: Simon estimates about 15 minutes from Southwest Florida International Airport (RSW).
- By bus: LeeTran serves Coconut Point; call 239-533-8726 for routes and schedules.
- Parking: free surface parking throughout the center, including accessible spaces. Park near your first stop, since walking from one end to the other takes a while.
Other amenities include free Wi-Fi, family restrooms and charging stations. In season, Via Coconut Point and Three Oaks Parkway can be quicker than US-41 for getting in and out.

Lee Health Coconut Point
Right next to the shopping center, Lee Health Coconut Point at 23450 Via Coconut Point is a 163,500-square-foot outpatient campus that opened in late 2018. It includes a freestanding emergency department, imaging, physical therapy, primary care and specialty services, which is a major convenience for Estero residents. It is not a full inpatient hospital; hospital stays are handled at Lee Health’s Fort Myers hospitals. Main phone: 239-468-0000.
Living Near Coconut Point
Being close to Coconut Point is one of the most common requests we hear from buyers who want convenience without giving up a quiet neighborhood. Communities within a few minutes include Meadows of Estero, with coach homes just west of US-41; Belle Lago and The Reserve at Estero off Estero Parkway; Terra Vista; and the 55+ Cascades at Estero.
Living near a major shopping center has trade-offs: daily errands, dining and medical care are minutes away, but US-41 traffic is heavier in season. When we show homes nearby, we look at the drive in and out at rush hour, road noise, and whether the community has a back entrance. Browse Estero homes for sale or compare communities on our gated communities page.
A Seasonal Calendar for Shopping Coconut Point
Coconut Point runs on Southwest Florida time, and the rhythm of the year changes everything from parking to how long you wait for a table. Knowing the seasons helps locals and visitors pick the right day.
| Months | What to Expect | Best Strategy |
|---|---|---|
| January – April | Peak season. Seasonal residents and tourists fill the town center, the Thursday farmers market is running, and dinner waits on weekends can stretch past an hour. | Shop weekday mornings, book dinner reservations ahead, and park on the outer rows near the anchors. |
| May – June | Crowds thin as seasonal residents head north. Summer sales start and afternoon storms begin. | Great time for relaxed shopping; plan indoor stops like Regal for stormy afternoons. |
| July – September | Hot, humid and quiet. Back-to-school weekend and Florida’s sales tax holidays (when offered) bring short spikes. | Shop early or after 6 p.m.; use covered walkways and keep an eye on the tropics. |
| October – November | Snowbirds return, the farmers market reopens in October, and holiday displays go up. | Get holiday shopping started before Thanksgiving week traffic on US-41. |
| December | The holiday parade, Santa photos and the New Year’s art festival make this the busiest month of the year. | Arrive early on event days or visit on weeknights; expect heavier traffic at the Coconut Road light. |
One local rule of thumb: from roughly Presidents’ Day through Easter, US-41 between Corkscrew Road and Coconut Road is the slowest stretch of the trip. If you are coming from the north, Three Oaks Parkway or Ben Hill Griffin Parkway to Coconut Road can be a calmer way in.
Coconut Point vs. Miromar Outlets vs. Gulf Coast Town Center
Estero and south Fort Myers have three big shopping destinations within about 15 minutes of each other, and people moving here often ask which one is “the mall.” Each one fills a different role.
| Coconut Point | Miromar Outlets | Gulf Coast Town Center | |
|---|---|---|---|
| Style | Open-air lifestyle town center | Outlet center with covered walkways | Big-box power center |
| Location | US-41 at Coconut Rd, Estero | Corkscrew Rd at I-75 Exit 123 | Alico Rd area at I-75 Exit 128 |
| Size | About 1.2 million sq ft, 110+ stores | About 700,000 sq ft, about 100 stores | About 1.24 million sq ft |
| Best for | Dining, movies, everyday shopping, Super Target | Brand-name discounts and outlet deals | Costco, Bass Pro Shops, sporting goods |
| Owner | Simon | Miromar Development | NADG and DK Capital |
| Movies | Regal Coconut Point 16 | No | Regal (16 screens) |
For most Estero residents, Coconut Point is the everyday stop: groceries at Super Target, a quick lunch, a movie, a birthday dinner. Miromar is the place for a bargain run on brand names, and Gulf Coast Town Center is where you go for a Costco trip or fishing gear. Read our full guides to Miromar Outlets and Bell Tower Shops for the other options nearby.
How to Spend a Full Day at Coconut Point
Coconut Point works well as a full-day outing, especially for visitors or for anyone who wants an easy rainy-season plan. Here is a sample itinerary that mixes shopping, food and downtime.
- Morning: Start with coffee in the town center, then shop the anchors and larger stores before the midday heat. On Thursdays from October through April, walk the farmers market for local produce, baked goods and plants.
- Late morning: Browse the smaller boutiques and specialty shops along the main streets. Shaded sidewalks make this the most comfortable stretch of the day.
- Lunch: Pick a patio table at one of the town center restaurants. Lunch is usually easier to get into than dinner during season.
- Afternoon: Catch a matinee at Regal Coconut Point 16 when the afternoon storms roll in, or drive five minutes to Koreshan State Park for a walk along the Estero River.
- Evening: Come back for dinner and an evening stroll when the lights come on. Event nights in December are especially lively.
Things to Do Within 10 Minutes of Coconut Point
One of the advantages of the Coconut Point area is how much is close by. Within a short drive you can reach parks, history, sports and the water.
- Koreshan State Park: About two miles north on US-41, this historic settlement on the Estero River has walking trails, river paddling and preserved buildings. Entry is $5 per vehicle; the campground has been closed since late 2025.
- Estero Bay Preserve State Park: Trails through salt marsh and pine flatwoods off Broadway West, with a $2 entry.
- Hertz Arena: Home of the Florida Everblades ECHL hockey team, with about 7,200 seats and a calendar of concerts and shows.
- Estero Park and Recreation Center: Pickleball, disc golf and a dog park off Corkscrew Palms Boulevard.
- Bonita Springs beaches: Barefoot Beach Preserve and Lovers Key State Park are each roughly 20 to 30 minutes away.
- Florida Gulf Coast University: Campus events, athletics and the FGCU community are about 15 minutes northeast.

Accessibility, Pets and Practical Details
Coconut Point is spread out, so a little planning goes a long way, especially for older visitors, families with strollers or anyone with mobility needs.
- Walking distances: The property covers a large footprint. The town center and the big-box areas around Super Target and Dillard’s feel like separate destinations, and many locals drive between them.
- Accessible parking: Designated spaces are located near major store entrances and throughout the town center.
- Shade and heat: Most sidewalks have awnings or tree cover, but summer afternoons are hot. Bring water and plan breaks indoors.
- Pets: Leashed dogs are a common sight on the town center sidewalks, but store policies vary, so check before going inside.
- Storms: Summer lightning storms are frequent between about 2 p.m. and 6 p.m. Wait them out in a store or the theater rather than crossing open parking lots.
Tips for Visiting Coconut Point
- Go early in season. From January through April, arrive before noon on weekends for easy parking.
- Plan dinner and a movie. Park near Cinema Circle, eat first, then walk to the theater.
- Bring sunscreen and water in summer. It is an open-air center, and the walk between sections is longer than it looks.
- Check the directory first. Stores move and new ones open often; Simon’s online directory is the most current source.
- Watch the calendar. The farmers market, December parade and New Year’s art festival draw big crowds; plan around them or join the fun.
