Terra Vista Homes for Sale in Estero, FL
Terra Vista sits just west of US-41 (Tamiami Trail) in central Estero, with streets including Terra Vista Boulevard, Costa Maya Way and Pino Vista Way. It was started by Kimball Hill Homes, and later buildings were finished after Kimball Hill left Florida in 2008. The location is central: Coconut Point is roughly 3 miles away, Miromar Outlets about 5 miles, and Southwest Florida International Airport about 7 miles.
Because Terra Vista is small and mostly coach homes, it tends to appeal to first-time buyers, seasonal residents and investors who want a gated community and lake views at a lower price point than Estero’s large golf communities.
Terra Vista Homes
Terra Vista has three home types: about 124 coach homes in four-unit buildings, 32 attached villas and 11 single-family homes. Coach homes run roughly 1,300 to 1,900 square feet with 2 or 3 bedrooms (some with a den), 2 baths and an attached 1- or 2-car garage. Many homes have lake views.
In recent months, Terra Vista coach homes have generally listed and sold in the high $200,000s to low $400,000s, depending on size, floor and updates. Prices change, so ask us for current numbers.

HOA and Fees
Coach homes at Terra Vista typically pay both a master association fee and a condominium association fee. Fees reportedly include items like basic cable and internet, water, exterior insurance and reserves for the coach-home buildings, but what is covered varies by home type. Request the current budgets, insurance details and any special assessments before you buy.
Buying in Terra Vista: What to Check
- Which association documents apply (master, condo or villa)
- Rental rules and minimum lease terms, especially if you are buying as an investment
- Flood zone and insurance quotes for the specific building
- Roof age and building reserves for coach homes
- Whether a CDD applies to the address
How Terra Vista Was Built: Two Construction Waves
Terra Vista’s build dates fall into two groups, and that matters when you compare units. Homes listed on Pino Vista Way and Costa Maya Way show public-record build years of 2007, while several coach homes on Pino Vista Way and Bravada Street show 2011 and 2012 (Southwest Florida MLS listing data, Oct 2026). The gap coincides with the original builder’s exit. Kimball Hill, a Rolling Meadows, Illinois homebuilder, disclosed in an SEC filing that it would leave Florida, its smallest market, and finish only the homes already under construction (Builder Magazine, 2008). The company then filed for Chapter 11 bankruptcy protection in April 2008 (WBEZ Chicago, April 2008). The 2011 and 2012 buildings were completed after that exit. When you tour, ask which wave a building belongs to, because roof age, original appliances and AC equipment usually track the build year.
All the coach homes we reviewed are concrete block construction in low-rise, two-story carriage buildings with shingle roofs (Southwest Florida MLS, Oct 2026). Roads inside the community, including Terra Vista Blvd, Pino Vista Way, Costa Maya Way and Bravada St, are privately maintained, not Village of Estero roads (Village of Estero Roads Master Listing, Nov 2016). Road upkeep is paid through the associations rather than by the Village.
Terra Vista Floor Plans by Name
Resale listings use the original model names, which is the quickest way to compare apples to apples. These are the plans that have appeared in Terra Vista listings and community profiles:

|---|---|---|---|
| Ashford | Coach home | 2 + den / 2 | 1,410 sq ft |
| Barrington | Coach home (often second floor) | 3 (or 2 + den) / 2 | 1,542 to 1,610 sq ft |
| Cordoba | Coach home | 3 / 2 | 1,823 sq ft |
| St. Augustine | Attached villa | 3 / 2 | 1,537 sq ft |
| Bonaire | Attached villa | 2 / 2 | 1,773 sq ft |
Sources: ActiveRain community profile; Southwest Florida MLS listings for 3712 Pino Vista Way and 20161 Bravada St (Oct 2026). Square footage in listings is the seller’s figure, so verify it against the Lee County Property Appraiser record.
The Barrington is the plan you will see most often. A second-floor corner Barrington at 20161 Bravada St, built in 2012, has 1,610 sq ft, a den, a tiled screened lanai with a storage room, an attached one-car garage and an extended two-car driveway (Southwest Florida MLS, Oct 2026). A Barrington at 3712 Pino Vista Way, built in 2011, lists 1,542 sq ft with a one-car garage and a double driveway (Southwest Florida MLS, Oct 2026). Some first-floor units are larger. A first-floor unit at 3799 Costa Maya Way, built in 2007, lists 1,916 sq ft, a two-car garage, a pond view and manual storm shutters (Southwest Florida MLS, Oct 2026). The attached villas are one-story homes. A 2007 villa on Pino Vista Way lists 1,780 sq ft, two bedrooms plus a den, a two-car garage and lake views (Southwest Florida MLS, Oct 2026).
What the Associations Actually Charge
Recent listings give a clear picture of the fee structure, which the master and sub-association budgets set each year. Every home pays the master association, listed at $504 per quarter in 2026 listings (Southwest Florida MLS, Oct 2026). On top of that:
- Coach homes pay a condominium fee. Listings show $1,130 per quarter for second-floor Barrington units on Pino Vista Way and Bravada St, for a total of $6,536 a year with the master fee, and $1,257 per quarter for a larger first-floor unit on Costa Maya Way, for $7,044 a year (Southwest Florida MLS, Oct 2026).
- Attached villas pay a villa association fee instead. A 2007 villa on Pino Vista Way shows total recurring fees of $5,056 a year, which works out to $760 per quarter plus the master fee (Southwest Florida MLS, Oct 2026).
One Costa Maya Way listing states that its fees include cable, internet, water, lawn and land maintenance, and reserves (Southwest Florida MLS, Oct 2026). Coverage differs between the condo and villa associations, so read each budget. A villa listing on Pino Vista Way states there are no CDD fees, and a separate public-records review of a Bravada St unit shows no CDD on record (Southwest Florida MLS and Move With Momentum, Oct 2026). Confirm it for the exact address on the Lee County tax bill.

Leasing Rules and Rental Demand
Terra Vista allows rentals, with limits. A 2026 listing for a Bravada St coach home states that rentals are permitted with a 180-day minimum lease and up to two leases per year (Southwest Florida MLS, Aug 2026). Other listings simply say leasing is subject to association restrictions, so get the current rule in writing from the condominium or villa association before you count on rental income. A 180-day minimum rules out vacation rentals and the one- to three-month winter stays common in Estero.
Long-term demand is real. A three-bedroom, second-floor Barrington coach home at 3702 Pino Vista Way was listed for rent at $2,300 a month on June 12, 2026, and was leased at that price on July 13, 2026 (Bex Realty, MLS data, Jul 2026). That listing did not allow pets, which is the owner’s choice, while a villa for sale on Pino Vista Way lists pets as allowed with approval (Southwest Florida MLS, Oct 2026). Public-records estimates put owner occupancy at roughly 50 percent of units, with about 28 percent of owners living out of state (Move With Momentum, Oct 2026). Investors who want hands-off leasing that respects the 180-day rule can look at our long-term rental management service.
Terra Vista Market Snapshot
Terra Vista homes have been taking a while to sell. Over the 12 months to October 2026, 11 condos sold in Terra Vista, at an average asking price of $375,717 and an average sale price of $364,077, about 97 percent of asking, with an average of more than 240 days on market (Bex Realty, Oct 2026). A separate analysis of the same period puts the median sale at $364,000 and the median price per square foot at $204, down 6.3 percent from the prior year, with a median of 86 days on market (Move With Momentum, Oct 2026). The two sources measure slightly differently, but both point to prices in the mid-$300,000s for the typical sale.
Active coach home listings in October 2026 included second-floor Barrington units at $315,900 (3712 Pino Vista Way) and $319,000 (20161 Bravada St, unit 3), and a first-floor Costa Maya Way unit at $335,000 after a $15,000 reduction (Southwest Florida MLS, Oct 2026). Several active listings show price reductions. If you are selling, price against closed Terra Vista sales of the same plan and floor, not against list prices. Flood Zone and Storm Exposure
Listings for a 2007 villa on Pino Vista Way and a coach home at 3712 Pino Vista Way both state FEMA flood zone X (Southwest Florida MLS, Oct 2026). A public-data review of 20161 Bravada St also shows zone X, outside the special flood hazard area, at a ground elevation of about 15 feet (Move With Momentum, using FEMA and USGS data, Oct 2026). Zone X usually means a lender will not require flood insurance, but it is not a guarantee against water. We did not find documented reports of Hurricane Ian or Milton flooding inside Terra Vista, so ask the associations and the seller about any storm claims on the building. Sellers should still complete Florida’s flood disclosure; see our Florida flood disclosure guide.
Schools for Terra Vista Addresses
Terra Vista is in the Lee County School District. MLS data for Terra Vista addresses on Pino Vista Way and Bravada St shows assignment through the district’s South Zone for high school (Bex Realty, Oct 2026). Assignment rules change, so check the specific address in our Estero school finder before you sign a contract.
