Summercrest Homes for Sale in Estero, FL
Toll Brothers announced Summercrest in February 2026 and opened the community in September 2026. It is one of the newest new-construction communities in Estero, and its sales center is on Estiva Villa Circle in the 33928 ZIP code. Toll Brothers describes it as within walking distance of the village center, with Coconut Point, Miromar Outlets, I-75, Southwest Florida International Airport (RSW) and the Bonita Springs beaches a short drive away.
Summercrest is a townhome community. That makes it a good fit for buyers who want new construction and Toll Brothers finishes with less yard to maintain than a single-family home, and for seasonal owners who want to lock and leave.
Summercrest Homes and Floor Plans
Homes at Summercrest are two-story townhomes. Toll Brothers lists plans from about 1,944 to 2,570 square feet, with 3 bedrooms and 2.5 baths up to 4 bedrooms and 3.5 baths in some configurations. Plans include options like lofts, flex rooms and covered lanais. As with any Toll Brothers community, buyers choose finishes and options at the design studio, so two homes with the same plan can be priced very differently.
Base pricing started from about $549,995 at opening, with quick move-in homes listed higher. Ask about current incentives, which builders often use to help with closing costs or rate buydowns.
Amenities
- Resort-style clubhouse with social room
- Pool and spa
- Fitness center
- Gated entry
- Walkable location near the village center, per the builder
HOA and CDD
Toll Brothers markets Summercrest with a low HOA and no CDD (Community Development District) assessment. A CDD can add a significant amount to an annual tax bill in other new communities, so this matters when you compare monthly costs. Ask for the current HOA budget and what it covers before you sign a contract.
Buying New Construction at Summercrest
Buying from a builder is different from buying a resale home. The sales team represents Toll Brothers, so it helps to have your own agent from the first visit. Review the purchase agreement, deposit schedule and construction timeline, get an independent inspection before closing, and compare lender incentives with your own lender.
The DiBe Group can register you with the builder, walk you through floor plans and options, and compare Summercrest with other new communities in Estero. See our Estero new construction guide.
Where Summercrest Sits and How It Got Approved
Summercrest is built on about 21.4 acres at the northeast corner of Corkscrew Road and Sandy Lane, on land addressed as 9201 to 9301 Corkscrew Road (Village of Estero Ordinance 2024-13, Oct 2024). Before Toll Brothers took it on, the site had been rezoned from agriculture to commercial planned development by Lee County in 1999 and later to residential planned development for a continuing care and assisted living use (Village of Estero PZDB staff presentation, Sept 2024). The parcel carries the Village Center future land use category, which is why the builder describes it as close to Estero’s village center (Village of Estero, Sept 2024).
The approval was not automatic. Toll Brothers first asked for up to 171 townhomes, and the Planning, Zoning and Design Board sent the plan back in July 2024 (Village of Estero, July 2024; Gulfshore Business, 2024). The revised plan cut the count to 154, removed the eight- and nine-unit buildings that would have faced Corkscrew Road, moved the lake and green space to the middle of the site and curved the internal streets (Gulfshore Business, 2024). Village Council adopted the rezoning on October 16, 2024, capping the project at 154 townhouses (Ordinance 2024-13). The project later went to a September 9, 2025 board hearing as 153 townhomes (Village of Estero, Sept 2025), and current MLS listings also show 153 homes, all attached (MLS listing for 9032 Summercrest Blvd via 55places, Oct 2026).
What the Zoning Requires of the Builder
Several conditions in the Village ordinance matter to buyers because they shape what gets built. Homes must be concrete block construction, not wood frame, and buildings are limited to two stories and 35 feet, down from the 45 feet allowed under the earlier approval (Ordinance 2024-13, Oct 2024). Blasting is prohibited during development, and utilities, including electric, go underground.
Streets inside the gates are private, with two gated entrances. Access points named in the hearing materials are Sandy Lane and Design Parc Lane on the east side (Village of Estero, July 2024). The ordinance approved narrower 45-foot private rights-of-way, two dead-end streets on the east side and four back-out visitor parking spaces (Ordinance 2024-13). If guest parking matters to you, look at where the visitor spaces fall relative to the building you are buying.
Toll Brothers must also build two public corner parks, the West Corner Park and East Corner Park, and donate them to the Village while the community maintains them. The board materials describe about 1.5 acres of public use area, a half-mile shaded trail along Corkscrew Road and a trail along Sandy Lane (Village of Estero PZDB, Sept 2024). The ordinance calls for a 6- to 8-foot sidewalk on Corkscrew Road, a 10-foot sidewalk on Sandy Lane and a $75,000 payment from the builder toward a future crosswalk (Ordinance 2024-13). Those parks are public, so expect some foot traffic at the corners from people who do not live inside the gates.
Neighbors and Buffers
The northern property line backs up to The Estates at Estero River, a single-family neighborhood. After residents asked for more screening, the approved plan uses an 8-foot wall with an enhanced landscape buffer on that side, and a 6-foot wall with a 15-foot buffer along Corkscrew Road (Ordinance 2024-13; Village of Estero, July 2024). The plan also includes pedestrian gates, including access for Estates at Estero River residents (Village of Estero PZDB, Sept 2024). Homes on the Corkscrew Road side will sit behind that wall but closer to what local coverage calls one of Estero’s busiest corridors (McGreevy and Comisar, Sept 2025), so ask which homesites face the road and which face the interior.
Floor Plans and Current Pricing
Toll Brothers now lists eight two-story townhome designs. Base prices below are the builder’s published starting prices (Toll Brothers, Oct 2026):
| Plan | Beds / Baths | Garage | Square Feet | From |
|---|---|---|---|---|
| Hines | 3 / 2.5 | 1-car | 1,944+ | $549,995 |
| Gardener | 3 / 2.5 | 1-car | 2,156+ | $574,995 |
| Largo | 3 / 2.5 | 1-car | 2,214+ | $579,995 |
| Minneola | 3 / 2.5 | 2-car | 2,248+ | $604,995 |
| Minneola Elite | 3 / 2.5 | 2-car | 2,277+ | $645,995 |
| Mandarin | 3 / 2.5 | 2-car | 2,395+ | $614,995 |
| Mandarin Elite | 3 / 2.5 | 2-car | 2,422+ | $659,995 |
| Bismarck Elite | 3 / 3.5 | 2-car | 2,570+ | $699,995 |
The Mandarin and Mandarin Elite have first-floor primary suites, the Bismarck Elite has a two-story great room, and the Gardener has a loft (Toll Brothers, Oct 2026). The three least expensive plans come with a one-car garage, which is worth weighing if you have two cars and the community limits guest parking. Quick move-in homes on Summercrest Blvd are listed between $583,000 and $830,000, with most dated for December 2026 or January 2027 completion, and some Mandarin configurations shown with four bedrooms and 3.5 baths (Toll Brothers, Oct 2026). Homesites are small: an MLS listing for a Hines unit shows a 0.05-acre lot, about 2,178 square feet (MLS listing for 9034 Summercrest Blvd via 55places, Oct 2026). Toll Brothers was advertising a 5.49% (5.76% APR) 30-year fixed rate on select homes for a limited time (Toll Brothers, Oct 2026), so run the payment with and without that rate in our mortgage calculator before you commit to a specific home.
HOA Dues, Construction and Flood Zone
The builder’s site describes “low HOA fees” without a number. Two active MLS listings show the HOA at $272 per month, covering the clubhouse, fitness center, pool and spa, management, irrigation water, grounds maintenance, pest control, security, trash and exterior maintenance (MLS listings for 9032 and 9034 Summercrest Blvd via 55places, Oct 2026). That is a first-year figure for a builder-controlled association, so ask for the adopted budget and reserve schedule. The same listings describe tile roofs and impact-rated windows and doors and place the homes in FEMA flood zone X. Confirm the zone for your specific homesite on the FEMA map before you bind insurance, and see our Florida flood disclosure guide for what sellers must disclose when you resell.
Schools
Toll Brothers lists the Lee County School District for Summercrest but does not name assigned schools (Toll Brothers, Oct 2026). Because this is a brand-new set of addresses, check the assignment for your exact street address with our Estero school finder and the district before you rely on a particular school.
Who Summercrest Suits
Summercrest fits buyers who want new block construction and a gated address on Corkscrew Road without the price of a single-family home. If you want more space or a yard, compare it with single-family new construction east on Corkscrew Road at The Place at Corkscrew. Early resales will compete with Toll Brothers’ own inventory and incentives until the community sells out, so owners who need to sell within the first couple of years should price against current builder quick move-in homes. Our Estero home value tool is a starting point.
