Flat Fee Listing · Collier County, FL
Flat Fee Listing in Collier County, FL: Keep More of Your Naples-Area Equity
List your home in Naples, Golden Gate Estates, Marco Island, Ave Maria or Immokalee on SWFLA MLS with a licensed broker. You pay one flat listing fee at closing, not a percentage of a Collier County sale price.
Quick answer: A flat fee listing in Collier County puts your home on SWFLA MLS, the multiple listing service Naples-area agents use, for one flat listing fee instead of a percentage commission. Nothing is due upfront. The fee is paid at closing, and you get professional photos, pricing guidance and a licensed Florida broker for offers and contracts.
Collier County has some of the highest home prices in Florida. When the countywide median sits around $620,000 and Naples beach-area homes run well over a million, a percentage commission turns into a very large check. A flat fee MLS listing in Collier County keeps the exposure that sells homes here, meaning SWFLA MLS plus syndication to Zillow, Realtor.com and Redfin, while the cost of the listing stays the same whether your home sells for $400,000 in Immokalee or $2 million near Fifth Avenue South. This page covers Collier County specifically. For the wider region, see our Southwest Florida flat fee listing hub.
I’m Sal DiBenedetto, a licensed Florida real estate broker with The DiBe Group, brokered by eXp Realty, based just north of the county line in Estero. I list homes from Bonita Springs down through Naples and out to Golden Gate Estates and Ave Maria. Below is what the Collier County market looks like in 2026, how much a flat fee can save at Collier price points, and the local issues, from condo reserve studies to wells and septic in the Estates, that shape a sale here.
What is the Collier County housing market doing in 2026?
Collier County’s market has shifted toward buyers over the past two years, but it is tightening again. According to the Naples Area Board of REALTORS (NABOR), Collier County recorded a median closed price of about $620,000 in May 2026, with about 988 closed sales, roughly 5,850 homes for sale and a median of about 100 days on market. In the Naples area (Collier County excluding Marco Island), the single-family median was about $750,000, up roughly 7.6% from May 2025, and the condo median was about $450,000, essentially flat year over year.
The most important change is supply. NABOR reported Naples-area inventory down about 22% from a year earlier, and months of supply fell from about 10.6 to about 7.1. Closed sales rose about 14%. Homes are still taking longer to sell than they did a year ago, so buyers have time to compare, but the glut of 2025 is shrinking. Sellers who price from current data and present their home well are getting results.
| Collier area (May 2026) | Median closed price | Change vs. May 2025 | Median days on market |
|---|---|---|---|
| Naples Beach | ~$1,437,500 | up ~20% | ~135 |
| North Naples | ~$690,000 | up ~8% | ~103 |
| East Naples | ~$600,000 | up ~3% | ~94 |
| Central Naples | ~$442,500 | down ~2% | ~80 |
| South Naples | ~$407,500 | down ~19% | ~81 |
| Immokalee / Ave Maria | ~$382,500 | down ~3% | ~85 |
Figures are approximate and come from NABOR’s May 2026 market report, which covers Collier County excluding Marco Island for area-level data. Small areas like Immokalee have few sales, so their percentages swing widely. Ask for a current comparative market analysis for your home.
The table shows how different Collier County really is. A seller west of US-41 is in a luxury market, while East Naples, Golden Gate and Ave Maria are priced closer to the Southwest Florida middle. Pricing from your own micro-market matters more than any countywide number. Our home value tool gives a quick starting estimate before we pull comparable sales.
How much can a flat fee save on a Collier County home?
Commissions in Florida are negotiable, but many sellers are still quoted 5% to 6% in total, with roughly half going to the listing brokerage. At Collier County prices that adds up quickly. Here is the math on a home at the county median of about $620,000:
| Example on a ~$620,000 Collier County home | Amount |
|---|---|
| Total commission at 6% | ~$37,200 |
| Total commission at 5% | ~$31,000 |
| Listing-side share at 3% | ~$18,600 |
| Listing-side share at 2.5% | ~$15,500 |
| Flat fee listing with The DiBe Group | One flat listing fee, paid at closing (request a quote) |
On a Naples Beach home near the area median of about $1.4 million, a 3% listing-side commission alone would be roughly $43,000. A flat fee listing replaces that listing-side percentage with one flat fee that doesn’t grow with your price. Whether you offer anything to a buyer’s agent is a separate choice. Since the 2024 NAR settlement, buyer agent compensation is negotiated in each transaction and does not appear on the MLS. Read who pays the buyer’s agent in Florida to understand your options, then use the seller net sheet to compare scenarios.
Collier County property types and how we market them
Naples condos and high-rises
Condos made up about half of Naples-area closings in May 2026, per NABOR, from Park Shore and Vanderbilt Beach towers to garden-style buildings in Central and East Naples. Condo buyers here are well informed. They ask about reserves, recent and pending special assessments, insurance, pet and rental rules, and the building’s milestone inspection status. Your listing needs to answer those questions up front, or the showing never gets booked.
Bundled golf and gated communities
North Naples, East Naples and the Collier Boulevard and Livingston Road corridors are full of gated golf communities. Many are bundled, which means every owner is a club member. Buyers weigh annual dues, equity or capital contributions, food minimums and transfer fees alongside the home itself. We collect those figures before going live so your listing doesn’t lose buyers to a community down the road that explained its costs more clearly.
Golden Gate Estates acreage homes
Golden Gate Estates is a large, rural-feeling area east of Naples where homes sit on larger lots, often an acre or more. Many properties rely on private wells and septic systems, and buyers want room for boats, RVs, workshops, gardens and animals. Lot size, clearing, fill, outbuildings, well and septic details and road access all belong in the listing. See our Golden Gate Estates flat fee listing page for more on selling there.
Marco Island waterfront
Marco Island is its own city, with about 16,000 residents (April 2025, BEBR), canal homes with direct Gulf access, beachfront condos and a strong second-home buyer base. Waterfront buyers want bridge-free access details, dock and lift specs, seawall condition and elevation. Note that NABOR reports Marco Island separately from its Naples-area figures, so we price Marco homes from Marco comparable sales.
Ave Maria and newer master-planned communities
Ave Maria is a master-planned town in eastern Collier County with a mix of builder homes, resales and a 55+ section. Resale sellers compete with new construction, so pricing against active builder inventory and highlighting upgrades and mature landscaping matters. Ave Maria homes also carry assessments from the Ave Maria Stewardship Community District, which buyers will ask about.
Immokalee and Everglades City
Immokalee has a small, mostly local market with single-family homes, manufactured homes and agricultural land, and very few MLS sales in any given month. Everglades City, at the edge of the Ten Thousand Islands, is a small fishing community where homes are typically elevated. Both need careful, hands-on pricing because there are few comparable sales.
Collier County seller issues to plan for
Condo milestone inspections and SIRS
After the Surfside collapse, Florida required milestone inspections and structural integrity reserve studies (SIRS) for many condo buildings. In 2025, HB 913 narrowed the rules to buildings with three or more habitable stories, extended the SIRS deadline to December 31, 2025, and gave buyers seven days after receiving the governing documents to cancel. For a Collier County condo seller, the practical point is simple: buyers and their lenders will ask about reserves, inspections and assessments, so have the association’s latest budget, reserve study and minutes ready before listing.
Storm surge, flood zones and the flood disclosure
Hurricane Ian in 2022 pushed significant storm surge into coastal Naples, Marco Island and Everglades City, and many homes west of US-41 were repaired or rebuilt. Since October 1, 2025, Florida residential sellers complete a flood disclosure covering known flooding, flood insurance claims and federal flood assistance. Our Florida flood disclosure guide explains what it asks. An elevation certificate and recent wind mitigation report help buyers price insurance quickly.
Wells, septic and county utilities
Outside the urban area, especially in Golden Gate Estates, Immokalee and rural East Collier, many homes use private wells and septic systems. Lenders and buyers often require a water test and septic inspection. Getting those done early, and fixing any small issues, keeps your closing on schedule.
Community development districts
Several newer Collier communities, including Ave Maria, carry special district assessments on the property tax bill in addition to HOA dues. Florida requires disclosure of these districts in the sale contract, and buyers compare the total carrying cost. We’ll pull your tax bill so the listing shows the full picture.
Seasonal buyers and absentee sellers
Many Collier County homes are owned by seasonal residents. If you live up north part of the year, a flat fee listing in Collier County can still run smoothly, with lockbox showings, electronic signatures and a broker who keeps you updated wherever you are.

Collier County closing costs for sellers
- Documentary stamp tax on the deed: 0.70% of the sale price statewide, about $4,340 on a $620,000 home. Customarily paid by the seller.
- Owner’s title insurance: Custom in Collier County is less uniform than in neighboring Lee County, and some title companies describe Collier as a buyer-pay county. Who pays and who picks the title agent is set in your contract, so we’ll review it before you sign.
- Prorated property taxes: Florida taxes are paid in arrears, so you credit the buyer for your share of the year. Values are set by the Collier County Property Appraiser, Vickie Downs, and bills come from the Collier County Tax Collector, Rob Stoneburner.
- Association estoppel and approval: Many Naples condos and HOAs charge estoppel fees and require buyer approval.
- Club transfer or capital fees: Some golf communities charge these at sale; check whether the buyer or seller pays under your documents.
- Mortgage payoff and lien searches, including any special district or open permit issues.
- Buyer agent compensation and concessions: only if you agree to them.
- Your flat listing fee: paid at closing.
If you have a homestead exemption, the Save Our Homes cap does not transfer to your buyer, so your buyer’s tax bill may be much higher than yours. Pointing buyers to the Property Appraiser’s estimator avoids surprises.
When is the best time to sell in Collier County?
Collier County is strongly seasonal. Seasonal residents and out-of-state buyers are in town from about November through April, and showings and closings typically peak in late winter and spring. Listing in January or early February puts you in front of the most buyers. Summer is quieter, but inventory also drops, and local buyers and relocating families are still active. Hurricane season, June through November, can briefly delay insurance binding and closings when a storm threatens. Because a flat fee MLS listing in Collier County costs the same whenever you list, you can time your launch around the season instead of around a contract.
Tips to sell your Collier County home for top dollar
- Price from recent sales in your own community or building; Collier County micro-markets vary widely.
- For condos, have the budget, reserve study, milestone inspection status, minutes and any special assessments ready.

- Gather your elevation certificate, flood and wind premiums, roof permit and wind mitigation report.
- In Golden Gate Estates and rural areas, get a well water test and septic inspection before listing.
- Schedule photos for bright, clear days and include drone shots for water, golf and acreage views.
- Decide your approach to buyer agent compensation in advance, and be ready to negotiate.

Collier County Flat Fee Listing FAQ
How does a flat fee listing work in Collier County?
You list on SWFLA MLS with a licensed broker, The DiBe Group brokered by eXp Realty, for one flat listing fee instead of a percentage commission. Your home syndicates to Zillow, Realtor.com and Redfin, and you get photos, pricing help and offer and contract support. Nothing is due upfront; the fee is paid at closing.
Is a flat fee listing a good fit for high-priced Naples homes?
Often, yes. Because the fee is flat, the savings grow as the price rises. A Naples Beach home near the area’s roughly $1.4 million median would carry about $43,000 in listing-side commission at 3%. A flat fee listing gives the same MLS exposure, with a broker handling offers and contracts.
Can you list condos that are dealing with SIRS or special assessments?
Yes. Many Collier County condos have updated reserves or adopted assessments since Florida’s condo safety laws. We gather the reserve study, milestone inspection status, budget and minutes, disclose assessments accurately and price the unit against similar buildings so buyers understand the full cost before they make an offer.
Do I have to offer the buyer’s agent a commission?
No. Since the 2024 NAR settlement, buyer agent compensation is not displayed on the MLS and is negotiated deal by deal. You can offer a set amount, consider it only when a buyer asks, or offer nothing. We’ll share what buyers in your Collier County price range are requesting.
Do you list homes in Golden Gate Estates and Ave Maria?
Yes. We list throughout Collier County, including Golden Gate Estates, Ave Maria, Immokalee, Marco Island and Everglades City. For Estates homes we include lot size, well and septic and outbuilding details; for Ave Maria we note district assessments and compare against current builder inventory.
Who pays title insurance in Collier County?
It depends on your contract. Custom in Collier is less uniform than in Lee County, where sellers usually pay, and some title companies list Collier as buyer-pay. Florida’s standard contract lets the parties choose. We’ll review that line with you before you accept an offer so there are no surprises.
How long does it take to sell a home in Collier County?
NABOR reported a median of about 100 days on market countywide in May 2026, a bit longer than a year earlier. Single-family homes in the Naples area averaged about 93 days and condos about 105. Accurate pricing, complete documents and good photos shorten that time.
Can I sell my Naples home while I’m out of state?
Yes. Many Collier County sellers are seasonal residents. Showings run through a lockbox and showing service, documents are signed electronically, and closings can often be handled by mail or remote notary. A licensed broker keeps you updated on every showing, offer and deadline.
