Flat Fee Listing in Sarasota, FL: Sell Your Home for a Flat Fee
Sell your Sarasota home or condo through a licensed flat fee broker. Full MLS exposure for one flat listing fee instead of a percentage commission, with nothing due upfront.
Sarasota is the tightest market we serve. While much of Southwest Florida still leans toward buyers, Sarasota County’s single-family inventory has fallen to under four months of supply, sellers are getting a larger share of their asking price than a year ago, and luxury sales are climbing. That puts Sarasota sellers in a strong position, and it raises a fair question: if your home is going to sell well on the MLS, why pay a percentage-based commission that grows with your price?
A flat fee listing with The DiBe Group lists your Sarasota home on Stellar MLS, the system used by Sarasota and Manatee county agents, with a licensed Florida broker handling the listing, for one set fee instead of a percentage of your price. Nothing is due upfront; the fee is paid at closing. Sal is also a member of the Southwest Florida MLS, so your home can reach buyer’s agents in Lee and Collier counties too.

How Much a Flat Fee Saves on a Sarasota Home
| Sarasota Property | Example Price | 3% Listing Commission |
|---|---|---|
| Condo or townhome | $310,000 | $9,300 |
| Single-family (county median) | $470,000 | $14,100 |
| City of Sarasota home | $525,000 | $15,750 |

| Siesta Key, Lido or Bird Key home | $2,000,000 | $60,000 |
A flat fee keeps your listing cost the same at every price. In a market where your home may sell in a few weeks, that difference stays with you. Buyer’s agent compensation is a separate decision; we will explain what is typical in Sarasota so you can decide.
Selling a Sarasota Condo After the SIRS Deadline
Sarasota has a large condo market, from downtown towers to Siesta Key and Longboat Key buildings, and condo buyers are paying close attention to Florida’s new condo safety laws. Under the 2025 law (HB 913), milestone inspections and structural integrity reserve studies apply to buildings with three or more habitable stories. The main reserve study deadline passed on December 31, 2025, and buildings combining the study with a milestone inspection have until December 31, 2026. Associations must post board records online, and buyers can cancel until seven days after receiving the association documents.
What this means for sellers: buyers now ask for the reserve study, milestone inspection report, recent board minutes and estoppel up front. Special assessments for structural work can range widely, from a few thousand dollars for routine items to tens of thousands for major structural repairs, and buyers deduct them from what they will pay. Lending rules also tightened in August 2026, with Fannie Mae and Freddie Mac requiring full reviews for most condo projects. About 60% of Sarasota condo sales are cash, which helps when a building does not meet lender standards, but cash buyers expect pricing that reflects the building’s condition and reserves. Gather your documents before listing so buyers can move quickly.
Hurricane Milton, Flood Rules and Disclosure
Hurricane Milton made landfall near Siesta Key on October 9, 2024 as a Category 3 storm, sending about 18 inches of water across parts of the island, after Helene’s surge a few weeks earlier. The City of Sarasota collected more than 439,000 tons of debris and launched more than a dozen restoration projects. Barrier island and bayfront sellers in particular will get detailed questions about storm history and elevation.
- The 50% rule. In the City of Sarasota, the substantial improvement test uses the property appraiser’s structure value or an independent appraisal, and exterior items like seawalls, docks and pools do not count toward the cost. Sarasota County requires an itemized cost breakdown once work exceeds 35% of value and treats work split across several permits as one project. A 2025 state law (SB 180) bars local governments from adding up improvements over several years.
- Flood disclosure. Since October 1, 2025, sellers must disclose flood damage during their ownership and any flood insurance claims or assistance at or before contract signing. See our flood disclosure guide.
- Insurance. Rates began falling statewide in 2026, but buyers still budget carefully. Have your roof age, wind mitigation report and elevation certificate ready.
Competing With Lakewood Ranch and New Construction
Sarasota sellers compete with two of the best-selling master-planned communities in the country. Lakewood Ranch ranked second nationally for new home sales in 2025 with more than 2,000 sales, and again at mid-2026, while Wellen Park in North Port ranked third at mid-2026. Many buyers tour new homes before resales. Resale homes win on location, lot size, mature landscaping, no construction, and often no CDD. Price with that competition in mind and emphasize what a new community cannot offer: proximity to downtown, the beaches and established neighborhoods.
Pricing Strategy in a Tight Sarasota Market
Low inventory is good news for sellers, but it does not mean any price will work. Sarasota County single-family sellers still received about 94.7% of their original list price in August 2026, which means many homes started too high and came down. In a tighter market, the right strategy is to price at or just under true market value to draw multiple interested buyers in the first two weeks, when your listing gets the most attention. That is when competition can push a price up instead of down.
We price from closed sales in your neighborhood or building over the last few months, active and pending listings you will compete with, and adjustments for view, elevation, storm history, roof age and condition. For condos, reserves and assessments factor directly into value. For homes on the islands or bayfront, elevation and construction era can matter as much as square footage.
Who Is Buying in Sarasota
Sarasota attracts retirees, second-home buyers, remote workers and families relocating from the Northeast and Midwest, plus a strong luxury segment. Cash is common: about 37% of single-family sales and 60% of condo sales in August 2026 were cash. Cash buyers can close quickly and are less affected by condo lending rules, but they expect fair pricing and complete information. Many buyers are also comparing Sarasota with Venice, Lakewood Ranch and Wellen Park, so your listing should make the case for your location.
Selling a Sarasota Luxury Home
Sarasota’s luxury market has been one of its strongest segments, with single-family sales over $1 million up 39% year over year in July 2026. Luxury buyers expect high-end presentation: professional photography and video, drone footage, detailed floor plans and a listing that tells the story of the home, the neighborhood and the water. They also expect discretion and a broker who can handle complex negotiations. A flat fee listing gives you all of that while keeping your listing cost fixed, which on a $2 million or $3 million home can mean a very large difference at closing.
Getting a Sarasota Home Ready to Sell
- Gather storm and repair records from Helene and Milton, including permits and insurance claims.
- Have condo documents ready: reserve study, milestone inspection, minutes, budget and estoppel.
- Service the AC, pool and roof and get a wind mitigation report.
- Stage the outdoor spaces. Lanais, pools and water views sell Sarasota homes.
- Plan photography for good light, and include drone views for waterfront or golf properties.

Flat Fee vs. Full Commission vs. FSBO in Sarasota
| Flat Fee Listing | Full Commission | FSBO | |
|---|---|---|---|
| Stellar MLS exposure | Yes | Yes | No |
| Condo document and SIRS guidance | Yes | Yes | On your own |
| Listing cost | One set fee at closing | Percentage of price | None |
| Negotiation support | Yes | Yes | No |
In a fast market, it can be tempting to sell FSBO. But most Sarasota buyers work with agents who search the MLS, and missing them can cost far more than you save. Compare the options in flat fee MLS vs. FSBO.
Selling a Sarasota Home From Out of State
Many Sarasota owners split their year between Florida and another home up north. You can sell without being here. We coordinate lockbox access, cleaning, photography and showings, send you feedback after each showing, and work with title companies that handle mail-away and remote online notary closings. If your condo or home is furnished, decide early what will convey; turnkey properties are popular with second-home buyers. Non-U.S. sellers should talk with a tax professional about FIRPTA withholding before listing.
Selling a Seasonal Rental or Investment Property
If your Sarasota property is rented seasonally or year-round, plan your listing around existing bookings and leases. Florida leases generally stay with the property after a sale, and tenants are entitled to reasonable notice for showings. Rental income history can be a selling point for investors, especially near the beaches and downtown. Check your condo or HOA rental rules too, since many associations limit short-term rentals and buyers who plan to rent will ask.
Why Stellar MLS Matters in Sarasota
Stellar MLS is one of the largest MLS systems in the country and the one Sarasota, Manatee and Tampa Bay agents work in every day. Getting your home on Stellar MLS is the single most important step in reaching Sarasota buyers. Because Sal is also a member of the Southwest Florida MLS, your listing can reach Lee and Collier county agents whose buyers are considering Sarasota as well. Your listing also syndicates to the major consumer home search sites.
Sarasota Closing Costs for Sellers
- Doc stamps: $0.70 per $100 of price, about $3,290 on a $470,000 sale, customarily paid by the seller.
- Title insurance: in Sarasota County the buyer customarily pays for the owner’s title policy and chooses the title agent, unlike Lee and Charlotte counties. The contract can change this.
- Association estoppels and any assessments due.
- Prorated taxes and mortgage payoff.
- Listing fee and any buyer’s agent compensation you offer.
