Florida Title Insurance & Closing Cost Calculator

By Sal DiBenedetto, Licensed Real Estate Broker · The DiBe Group, brokered by eXp Realty · Updated October 2026

This free Florida title insurance calculator estimates the owner’s title policy, lender’s policy, documentary stamp taxes and intangible tax on a home purchase in Lee County, Collier County or anywhere else in Florida outside Miami-Dade. Florida title premiums are set by state rule, so every title company charges the same base premium for the same coverage. Enter a price and loan amount to see the numbers in seconds.

Estimate only. Base premiums follow Florida Administrative Code Rule 69O-186.003. Endorsements, title search, lien and municipal searches, settlement or closing fees, survey and recording fees are not included and vary by company. Confirm figures with your title company or closing attorney.

How Florida Title Insurance Rates Work

Florida title insurance premiums are promulgated, meaning the state sets the base rate and every title insurer and agent charges the same premium for the same amount of coverage. The rates come from Rule 69O-186.003 of the Florida Administrative Code. What differs between companies is the other closing fees, such as settlement, search and endorsement charges, so compare those line by line.

The owner’s policy premium is figured in tiers based on the purchase price:

Amount of coverageRate per $1,000
Up to $100,000$5.75
$100,000 to $1 million$5.00
Over $1 million to $5 million$2.50
Over $5 million to $10 million$2.25
Over $10 million$2.00

The minimum premium is $100. On a $500,000 home, the owner’s policy works out to $575 for the first $100,000 plus $2,000 for the next $400,000, or $2,575.

The Reissue Rate Can Lower the Premium

If the seller’s own owner’s policy was issued less than three years before the new policy, Florida’s lower reissue rates can apply. The reissue schedule is $3.30 per $1,000 up to $100,000, $3.00 per $1,000 from $100,000 to $1 million, $2.00 from $1 million to $10 million and $1.50 above that. The title company needs a copy of the prior policy, so sellers should look for it in their closing papers from the last purchase.

The Lender’s Policy and Simultaneous Issue

If you finance, your lender will require a loan policy that protects the lender. When it is issued at the same time as the owner’s policy and the loan amount is not more than the owner’s coverage, the rule sets a minimum charge of $25 for the loan policy. Lenders usually also require endorsements, such as for property type, survey matters or adjustable-rate loans, which are charged separately and are not included in the calculator.

Florida Documentary Stamp Taxes and Intangible Tax

Florida charges three state taxes at a typical financed closing, and they often cost more than the title insurance itself.

Cash buyers skip the note stamps, intangible tax and lender’s policy entirely, which is one reason cash closings cost less.

Who Pays for Title Insurance in Lee and Collier County?

In Lee County and Collier County, the seller customarily pays for the owner’s title policy and the deed stamps, and the seller often chooses the title company. The buyer customarily pays for the lender’s policy, note stamps and intangible tax. Customs differ by county across Florida, and everything is negotiable: the standard Florida purchase contract lets the parties choose who pays and who selects the title agent.

Florida Title Insurance FAQ

Is title insurance required in Florida?

A lender’s policy is required by almost every mortgage lender. An owner’s policy is optional but strongly recommended, because it protects your ownership against covered title problems for as long as you own the home.

Can I shop for a cheaper title insurance premium in Florida?

The base premium is the same everywhere because the state sets it. You can compare settlement fees, search fees and endorsement charges, which do differ.

How much are doc stamps on a $400,000 home in Florida?

Deed stamps are $0.70 per $100, or $2,800 on a $400,000 price outside Miami-Dade County.

What is the reissue rate?

A discounted premium schedule that can apply when the seller’s owner’s policy was issued less than three years earlier. The title company needs a copy of that prior policy.

Does a cash buyer pay intangible tax?

No. Intangible tax and note stamps apply only when there is a new mortgage.
