Flat Fee Listing in Sarasota County, FL: Stellar MLS Exposure for One Flat Fee
List your Sarasota, North Port, Venice, Osprey or Siesta Key home on Stellar MLS for one flat listing fee, due only at closing. A licensed Florida broker guides pricing, offers and the contract from start to finish.
Quick answer: A flat fee listing in Sarasota County means you pay one flat listing fee, instead of a percentage commission, to have a licensed broker list your home on Stellar MLS, the MLS used by nearly every agent from Sarasota to Tampa Bay. Your home syndicates to Zillow, Realtor.com and Redfin, nothing is due upfront, and the fee is paid at closing.
I’m Sal DiBenedetto, a licensed Florida real estate broker with The DiBe Group, brokered by eXp Realty. Sarasota County is one of the most varied housing markets on the Gulf Coast: barrier island homes on Siesta Key and Casey Key, downtown Sarasota condos, golf and 55+ communities around Venice, newer construction near Lakewood Ranch and Wellen Park, and the large single-family grid of North Port. Whatever you own, a flat fee MLS Sarasota County listing gives you the same exposure buyers expect from a traditional listing, at a single flat cost that does not grow with your price.
What does the Sarasota County housing market look like in 2026?
After two years of rising inventory and softer prices, Sarasota County’s single-family market firmed up through mid-2026. According to the Realtor Association of Sarasota and Manatee (RASM), the county’s median single-family sale price was about $493,500 in July 2026, up about 5% from a year earlier, on 744 closed sales. Single-family inventory fell about 23% year over year to roughly 2,740 active listings, leaving about 3.9 months of supply, and the median time to contract was 52 days.
Condos and townhomes are a different story. RASM reported a July 2026 condo/townhouse median of about $340,000 on 318 sales, but months of supply was still about 5.6 and the median time to contract was 92 days, nearly twice as long as for houses. Single-family sellers received a median of about 94% of their original list price, while condo sellers received about 91%. For the second quarter of 2026 as a whole, RASM showed a single-family median near $480,000, with inventory down about 27% from the same quarter in 2025.
| Sarasota County indicator (July 2026) | Single-family | Condo/townhouse |
|---|---|---|
| Median sale price | ~$493,500 (up ~5.0% YoY) | ~$340,000 (up ~13.3% YoY) |
| Closed sales | 744 (up ~2.9%) | 318 (up ~33.1%) |
| Active inventory | ~2,736 (down ~23.4%) | ~1,782 (down ~10.9%) |
| Months of supply | ~3.9 | ~5.6 |
| Median days to contract | 52 | 92 |
| Median % of original list price received | ~94.2% | ~90.8% |
Sarasota County also has a lot of people to sell to. The Florida Office of Economic and Demographic Research estimated the county’s population at about 487,600 as of April 2025, with North Port alone at about 96,300, ahead of the City of Sarasota at about 58,300 and Venice at about 29,800. How much can a flat fee listing save on a typical Sarasota County sale?
Because Sarasota County prices are higher than much of Southwest Florida, percentage commissions add up quickly. Using the July 2026 single-family median of about $493,500, here is what common commission ranges look like. These are illustrations only; commissions are always negotiable.
| Scenario on a ~$493,500 sale | Commission math | Approximate cost |
|---|---|---|
| Traditional listing side only at 3% | 3% × $493,500 | ~$14,800 |
| Traditional listing side only at 2.5% | 2.5% × $493,500 | ~$12,340 |
| Traditional total at 5% (if seller also pays a buyer’s agent) | 5% × $493,500 | ~$24,675 |
| Traditional total at 6% | 6% × $493,500 | ~$29,610 |

The higher your price, the bigger the gap. On a $1.5 million Siesta Key or Casey Key home, a 3% listing side alone would be about $45,000, while a flat fee listing stays one flat fee. Buyer agent compensation is a separate decision: since the 2024 NAR settlement it is not advertised on the MLS, and you can offer it, negotiate it within an offer or decline. Our explainer on who pays the buyer’s agent in Florida covers the details.
Sarasota County property types and how we market them
Barrier island and waterfront homes: Siesta Key, Casey Key, Manasota Key
Sarasota County’s keys draw buyers from all over the country, and many of them shop remotely. For island and bayfront homes we focus on elevation, construction date relative to current flood code, seawall and dock details, beach access and any storm repairs since Hurricane Milton. Clear, accurate facts on the MLS reduce wasted showings and help out-of-state buyers make offers with confidence.
Downtown Sarasota and Venice condos
High-rise and mid-rise condos in downtown Sarasota, on Lido and Longboat Key’s Sarasota County side, and along Venice’s beachfront make up a large part of the county’s condo inventory. With condo supply running longer than houses, buyers are picky about association finances. Having the budget, reserves, milestone inspection and structural integrity reserve study (SIRS) information ready is one of the most effective ways to keep a condo deal together. Our City of Sarasota flat fee listing page has more on in-town properties.
North Port single-family homes and lots
North Port is now Sarasota County’s largest city, built on a huge grid of platted quarter-acre lots. Many homes and lots there are on private well and septic, though city utilities serve growing areas. North Port also includes much of Wellen Park, one of the region’s busiest master-planned communities. Buyers compare resales against new construction, so we highlight roof age, upgrades, utilities and flood zone. See our North Port flat fee listing page for city-specific detail.
Golf, gated and 55+ communities around Venice, Nokomis and Osprey
South county is full of deed-restricted, golf and age-restricted communities popular with retirees and seasonal residents. HOA rules on rentals, pets, leasing minimums and transfer approvals matter to these buyers, as do CDD or HOA fees. We collect HOA contact and fee details in advance so buyers’ agents can answer questions quickly.
Lakewood Ranch (Sarasota County side) and newer east-county homes
The southern portion of Lakewood Ranch lies in Sarasota County, along with newer communities east of I-75. Many have community development district (CDD) assessments in addition to HOA dues. Because CDD debt shows up on the property tax bill, we spell out how much is annual maintenance versus bond payment so buyers understand the true carrying cost.
Rural acreage in Myakka and the east county
Old Miakka, the Myakka City edge and the eastern county offer larger acreage, equestrian property and agricultural land. Sellers with land classified as agricultural should know the classification, granted by the Sarasota County Property Appraiser, depends on a bona fide agricultural use, so a buyer who does not continue that use could see a much higher tax bill. Buyers will ask. We note well, septic, access and zoning on the listing.
Seller issues specific to Sarasota County
Hurricane Milton and Ian flood history
Hurricane Milton made landfall near Siesta Key on October 9, 2024, as a Category 3 storm, the first hurricane landfall in Sarasota County since 1944, arriving just 13 days after Hurricane Helene. Local reporting described storm surge of roughly 6 to 10 feet from Venice to Manasota Key. Two years earlier, Hurricane Ian’s rainfall sent the Myakka River and Myakkahatchee Creek over their banks, flooding parts of North Port. Buyers now ask about elevation certificates, flood claims and repair permits, and Florida requires sellers to complete a flood disclosure. Our flood disclosure guide explains what to share.
Insurance and the 50% rule
Wind and flood insurance are among buyers’ first questions, especially west of US-41 and in North Port’s low-lying areas. Sharing a wind mitigation report, four-point inspection and roof permit helps buyers get quotes early. If your home in a high-risk flood zone was substantially repaired or improved, local floodplain rules may have required elevation; have that paperwork available.
Condo milestone inspections, SIRS and special assessments
Florida’s post-Surfside condo laws require milestone structural inspections and structural integrity reserve studies for buildings three stories and taller, and many associations have raised dues or levied special assessments to fund repairs and reserves. Sarasota County has many older coastal condo buildings, so disclosing pending or approved assessments upfront avoids late-stage surprises.

Sarasota County closing costs for sellers
Sarasota County has one closing custom that surprises sellers coming from Lee or Charlotte County: the buyer, not the seller, customarily pays for the owner’s title insurance policy. Here is the typical picture.
- Documentary stamp tax on the deed: 70 cents per $100 of the sale price statewide, about $3,455 on a $493,500 sale. This is customarily paid by the seller.
- Owner’s title insurance: In Sarasota County the buyer customarily pays for the owner’s policy and selects the closing agent. It is a custom, not a law, and the contract can say otherwise.
- Prorated property taxes: Taxes are paid in arrears, so the seller credits the buyer from January 1 to closing. Values are set by the Sarasota County Property Appraiser, and bills are collected by the Sarasota County Tax Collector, Mike Moran’s office.
- CDD and special assessments: CDD bond balances, HOA or condo special assessments and any municipal assessments may need to be paid or prorated.
- Mortgage payoff, HOA or condo estoppel and settlement fees: Set by your lender, association and closing agent.

When is the best time to list in Sarasota County?
Sarasota County’s busiest buying season runs from about January through April, when seasonal residents are in town and northern buyers visit to shop. Listing in November or December gets your home photographed and live before that wave. Spring and early summer still bring strong activity from relocating families, especially in North Port, Lakewood Ranch and Venice. Late summer and fall are slower and overlap with hurricane season, but with single-family inventory down about 23% year over year as of July 2026, there is less competition for well-priced homes in any month.
Tips for selling a home in Sarasota County
- Pull together your elevation certificate, flood claim history and any Milton or Ian repair permits before listing.
- Order a wind mitigation inspection; lower insurance quotes make your home easier for buyers to afford.
- Condo owners should request the SIRS, milestone inspection status, budget and any assessment notices from the association now.
- If you are in a CDD, get the current bond payoff and annual assessment so buyers see the full cost.
- On well and septic properties in North Port or the east county, a recent septic pump-out and water test can head off inspection objections.
- Price to the current market. Single-family sellers were receiving about 94% of original list price in July 2026, and condo sellers about 91%.

Sarasota County Flat Fee Listing FAQ
How does a flat fee listing work in Sarasota County?
You hire a licensed broker to list your home on Stellar MLS for one flat listing fee instead of a percentage commission. Your listing syndicates to Zillow, Realtor.com and Redfin, and you get help with pricing, offers and the contract. Nothing is due upfront; the fee is paid from your proceeds at closing.
Which MLS is used in Sarasota County?
Sarasota County agents use Stellar MLS, which also covers Manatee, Charlotte, DeSoto, the Tampa Bay counties and Central Florida. Listing on Stellar MLS puts your Sarasota, Venice or North Port home in front of the agents most likely to bring a buyer, and feeds the major home search websites.
Who pays title insurance when selling in Sarasota County?
By local custom, the buyer pays for the owner’s title insurance policy in Sarasota County and usually chooses the closing agent. That differs from Lee and Charlotte counties, where the seller customarily pays. Custom is not law, so the purchase contract controls who actually pays.
Do I have to offer a commission to the buyer’s agent?
No. Since the 2024 NAR settlement, buyer agent compensation is not advertised on the MLS and is negotiated separately. You can offer a concession upfront, negotiate it as part of an offer, or decline. We will look at what buyers in your price range typically expect before you decide.
Can I sell a Siesta Key or Venice condo with a flat fee listing?
Yes. Condos are common flat fee listings in Sarasota County. Because condo inventory has been running longer than single-family homes, it helps to have the association’s budget, reserves, SIRS and milestone inspection information ready, along with any special assessment notices, before you list.
What if my home flooded during Hurricane Ian or Milton?
You can still sell. Florida requires sellers to disclose known flood damage and insurance claims, and buyers will ask for repair permits and elevation information. Homes in high-risk flood zones that were substantially repaired may have had to meet elevation rules. Clear documentation keeps buyers and lenders comfortable.
How fast are homes selling in Sarasota County?
According to RASM, the median single-family home went under contract in about 52 days in July 2026, while condos and townhomes took about 92 days. Homes priced in line with recent sales and marketed with good photos and complete disclosures tend to sell faster than the median.
Do you list North Port homes and lots on well and septic?
Yes. North Port has many homes and vacant lots on private well and septic, and I list them regularly. The listing notes utilities, flood zone and lot details buyers filter for, and I recommend a recent septic service and water test to reduce inspection surprises.
