Some homes in the area are in FEMA special flood hazard areas, so always check the flood zone and get insurance quotes before you buy.
Buying in Copper Oaks: What to Check
- Flood zone, elevation and flood insurance quotes for the specific home
- Roof age and HVAC condition, since many homes date from 2006 to 2009
- HOA rules for rentals, pets and vehicles
- Single-family versus townhome association documents
- School zones, which in Lee County depend on the address
How Copper Oaks Is Laid Out: Single-Family Side and Townhome Side
Copper Oaks is recorded with Lee County as two separate plats, and that split shapes almost everything about buying here. The detached homes sit in the plat recorded as Copper Oaks in Plat Book 80, Pages 47 to 50, while the attached homes are recorded as Copper Oaks Townhomes under Instrument 2007-48017 (BEX Realty rental record, Aug 2026; Coldwell Banker sold listing, Jul 2026). The land falls in Section 26, Township 46, Range 25, and the parcel is zoned RPD, a residential planned development (Coldwell Banker sold listing, Jul 2026). One MLS record lists the community at 292 units in total (Coldwell Banker sold listing, Jul 2026).
In practice, addresses tell you which side you are on. Townhomes carry unit numbers on Olivewood Way, Tin Maple Drive and Brassy Pine Way, such as 10241 Olivewood Way #150 and 10230 Tin Maple Drive #141. Single-family homes have plain street addresses on Golden Elm Drive and Silver Palm Drive, which are split into North, South and East segments (for example 10144 N Silver Palm Drive and 20631 E Golden Elm Drive).
Floor Plans and Sizes You Will See on the MLS
Recent MLS records give a clearer picture of the actual plan mix:
- One-story single-family: 3 bedrooms, 2 baths, about 1,420 to 1,434 square feet under air on lots of roughly 0.10 acre, with a two-car garage (10144 N Silver Palm Dr and 20631 E Golden Elm Dr, MLS, Jun 2026).
- Two-story single-family: 4 bedrooms and 2.5 baths at about 2,407 square feet on a 0.12-acre lake lot (20629 E Silver Palm Dr, MLS), up to 5 bedrooms at 2,918 square feet under air, some with a private pool (10257 S Silver Palm Dr, BEX Realty, Aug 2026). The largest plan on record is 5 bedrooms, 4 baths and 3,173 square feet under air (BEX Realty, Oct 2026).
- Two-story townhomes: about 1,760 to 2,212 square feet, usually 3 bedrooms and 2.5 to 3 baths, with a one-car attached garage on lots of about 0.06 to 0.07 acre (Coldwell Banker, Jul 2026; Real Geeks MLS listings, Oct 2026). Several townhome listings have lake frontage (Coldwell Banker, Jul 2026; BEX Realty listing for 10221 Olivewood Way, Oct 2026).
Listings describe concrete block and stucco construction with tile roofs throughout (Coldwell Banker sold listing, Jul 2026). One single-family listing shows a 2005 build year (10144 N Silver Palm Dr, MLS, Jun 2026), and the townhome records we reviewed were built in 2006 and 2007.
Two Fee Schedules, Not One
Because the single-family and townhome sections are separate plats, MLS records show different fee structures. Single-family homes have been listed with monthly HOA fees of $280 (20629 E Silver Palm Dr and 20631 E Golden Elm Dr, MLS, 2025 to 2026) and $295 (10144 N Silver Palm Dr, MLS, Jun 2026). The single-family fee is listed as covering cable, high-speed internet, irrigation water, lawn maintenance, exterior pest control, the gate and the amenities (10144 N Silver Palm Dr, MLS, Jun 2026).
Townhomes are billed quarterly. Recent townhome listings show $999 per quarter, or $3,996 a year, with a $150 application fee (Coldwell Banker, Jul 2026; Real Geeks MLS listing for 10230 Tin Maple Dr, Oct 2026). The townhome fee is listed as covering internet, irrigation water, grounds maintenance, legal and accounting, recreation facilities, repairs, reserves, security, sewer, street lights and street maintenance (Coldwell Banker sold listing, Jul 2026). Ask the seller which association or associations a specific address pays, and get the current budget for each, since the two schedules are not interchangeable. You can plug either fee into our SWFL mortgage calculator to compare a townhome and a house side by side.
Property taxes vary with each owner’s homestead status. As reference points, one one-story home showed $4,830 in 2025 taxes (10144 N Silver Palm Dr, MLS, Jun 2026) and a two-story lake home was estimated at $6,088 (20629 E Silver Palm Dr, MLS listing).
Amenities Beyond the Basics
Several listings describe two clubhouses, each with a heated pool, rather than a single amenity center (Coldwell Banker sold listing, Jul 2026). Tennis courts also appear in the amenity lists of multiple townhome listings and in community descriptions, along with the park, playground, basketball court, sidewalks and street lights (Coldwell Banker, Jul 2026; Real Geeks MLS listing, Oct 2026; Naples Condo Boutique, Jul 2026). Listings show reclaimed water for irrigation and underground utilities (Coldwell Banker sold listing, Jul 2026).
Leasing and Pet Rules Reported in Listings
Copper Oaks allows rentals, but the rules reported in MLS data differ by section. A townhome on Olivewood Way was listed with a minimum lease of 180 days (Coldwell Banker sold listing, Jul 2026). A single-family listing on E Silver Palm Drive stated that the community has “no rental restrictions” (William Raveis listing, MLS 224082588). Treat that as a seller’s marketing claim until you read the recorded declaration for the specific plat. Pets are listed as allowed “with approval” on most current listings (Real Geeks MLS listings, Oct 2026). Deed restrictions apply, so confirm vehicle and parking rules in the documents before you buy.
Rental demand is real for the larger houses. A 5-bedroom, 3-bath home with a private pool on S Silver Palm Drive leased for $3,500 a month in August 2026 after 168 days on the market (BEX Realty, Aug 2026). If you plan to buy to rent, our long-term rental management page covers what an annual lease setup looks like here.

The Olivewood Way #150 sale shows how pricing has moved. It was listed at $347,500 in July 2025, reduced four times, and closed at $290,000 a year later (Coldwell Banker, Jul 2026). Townhome sellers in particular should price against the most recent townhome closings, not the single-family numbers. Roofs and Systems at 20 Years
With build years of 2005 to 2007, original tile roofs in Copper Oaks are now around 19 to 21 years old, and none of the listings we reviewed stated a roof installation year. Ask for the permit history on the roof, and for townhomes ask whether the roof is an owner or association responsibility under the townhome documents. Sellers who have replaced systems are advertising it: recent listings cite an A/C installed in December 2023 (10144 N Silver Palm Dr, MLS, Jun 2026), HVAC updated in 2021 and a water heater in 2024 (10230 Tin Maple Dr, MLS, Oct 2026), and a whole-home generator on one townhome. Those dated updates are worth asking for on every home you tour.
Schools and Getting Around
Lee County uses a school-choice zone system rather than fixed attendance boundaries. Copper Oaks listings place the community in Zone Q for elementary, Zone G for middle school and South Zone 2 for high school (BEX Realty, Oct 2026). One listing names Three Oaks Elementary, Three Oaks Middle and Estero High as the schools for its address (William Raveis listing, MLS 224082588), and MLS distance data puts Three Oaks Elementary about 1.2 miles away, Estero High about 1.5 miles and Three Oaks Middle about 2.3 miles (Coldwell Banker, Jul 2026). The district revised its enrollment process for the 2026-27 school year (Fort Myers Beach Talk, Nov 2025), so check any address with our Estero school finder and the district before you sign.
Southwest Florida International Airport is about 7 miles away and Page Field about 11 miles (BEX Realty, Oct 2026). LeeTran Route 60, which serves Florida Gulf Coast University, is listed as the nearby bus route (BEX Realty, Aug 2026). Copper Oaks listings regularly cite Gulf Coast Town Center as nearby shopping (MLS listings for 10144 N Silver Palm Dr and 20631 E Golden Elm Dr, 2026).
